Real Estate Near Dunnville
Dunnville was originally built as the entrance to the Welland “feeder” canal and the town once boasted several water-powered mills and a once-bustling canal port. The feeder canal closed in the late 1880s and the last mill was destroyed and replaced with a condominium complex about ten years ago. It's located southwest of Welland and Niagara Falls, near the banks of Lake Erie.
There is an impassable dam at Dunnville that regulates the level of the Grand River at Port Maitland which, in the 19th century, also helped regulate the level of the Welland Canal (from 1829 until 1887 when the third canal began to intake its water directly from Lake Erie). Dunnville was incorporated as a village in 1860 and then as a town in 1900. In 1974, the town amalgamated with the townships of Dunn, Canborough, Moulton, and Sherbrooke when the Regional Municipality of Haldimand-Norfolk was formed. In 2001, Dunnville and all other municipalities within the region were dissolved and the region was divided into two single-tier municipalities with city status but called counties. What once was the incorporated town of Dunnville now consists of Wards 5 and 6 in Haldimand County.

Dunnville is a charming town in Ontario, just up the Grand River from Port Maitland. The area offers a relatively affordable real estate market compared to larger cities in the region. Detached homes, condos, and townhouses are available, with prices ranging from $200,000 to $600,000 - with the median list price being around $655,000 as of July 2024. Real estate in Dunnville is some of the more affordable for single-family homes in the area - but it's more remote location near the banks of the shores of Lake Erie make a commute more timely. You would, in fact, be closer to Buffalo, NY than Hamilton, ON if you purchased a home in Dunnville. Median home prices in Dunnville have dropped significantly in the last 6-months, but are very similar to prices 12 months ago - as we saw a peak in pricing in late 2023/early 2024.
